Avalon Bay Communities with held my deposit and added additional, undocumented fees after my move out. Since I am OCD and terribly clean, I could not imagine any additional fees and expected my complete deposit – I was wrong!

Prior to moving out, I met all of the requirements, including paying an Avalon employee to repaint the entire apartment. The inspection report completed by Avalon stated that the apartment was clean and ready for move out.

The maintenance staff stated that the apartment was in terrific condition and there would be no deductions.

Two weeks later I received a statement including "Repaint all walls, replacement of all carpet and cleaning of apartment." I provided photographs to Avalon, which they dismissed. Since then, I have filed a complaint with the Attorney General.

I do not recommend Avalon Bay Communities and urge you to look elsewhere.

I like your quote and am going to agree 100% here. I just had the same problem with these people. It's hard for me to understand how anyone can work for this company. Does management actually decide on training for their employees that teaches them to work against the customer and aim for the highest dollar amount possible when the move-out process takes place? I was given a report for the move-out inspection that said I had "no" damage except for a wall that needed re-painting (which was painted "red" with their permission). Ok, this was cool. Then the office calls me a few days later, and this is the Fox Run Office in Plainsboro by the way (now known as EAVES). I am told by a manager at the office that I owe approximately 500 dollars because the entire carpet needs replacing. I argued my way to nowhere and realized I would have to give in since I ultimately would not be allowed back into the apartment. They offer you to clean the entire apartment for 240 something dollars before terminating to later turn around and tell you that you left stains that could not be removed/cleaned. And you cannot enter the apartment at this point to try and clean anything. If I'd known this I would have gotten the carpet professionally cleaned on my own. Ok, so I gave in, right? I'm preparing to pay aprpox 500 dollars for this darn carpet replacement and then I get the final bill that says that replacing the carpet was almost 1200 dollars! How can there be such a drastic difference? They change carpets all the time, I've seen it with my eyes, they should know by now if 500 dollars is in the ball park of an entire replacement or not. How can you mislead customers this way? This is not a small product that was purchased or a massage service we are talking about here, you are dealing with people's actual lives, homes, families, incomes. This is what leads people to become homeless and devastated. I know it seems exaggerated but my bill wasn't only for the 1200... my entire concern is around the incosistency and the CSRs lack of helping you resolve any issues. It has been 3 months now that they've had time to rent out the apartment since I moved out early due to a job change, and I'm being told that the apartment has not been rented. The turnover rate is so high in this community, that I'm not sure how to interpret that this first floor, 2 BR apartment hasn't been rented. People around me have vacated continuously during my stay at Fox Run, and not ONCE in the 5 moves I've witnessed has it taken them over a month to rent the apartments out again. What kind of scam have I been put through??!! Is this the way all people who end their leases early get treated? I didn't break the lease out of bad will, I always kept them informed and it was because of a job-change and having to switch my son's school. I was willing to work through the quirks but it's the deceiving behavior that really gets to me... and anyone who has probably gone through this with them. Do your research, this board is not the only one with complaints. DO NOT MOVE INTO AN AVALON BAY COMMUNITY APARTMENT. STAFF IS TRAINED TO RIP YOU OFF HEAD ON WITH NO CLEAR JUSTIFICATIONS. THEY WILL NOT RESPOND TO YOUR EMAILS OR PUT ANY OF THIS IN WRITING. YOUR RENT WILL CONTINOUSLY GO UP DRAMATICALLY ON A YEARLY BASIS. THERE IS NO REMORSE FOR YOUR WOES OR CONCERNS. YOU WILL NOT GET DEPOSITS BACK, YOU CAN COUNT ON THAT FOR SURE. OTHERS IN THE COMMUNITY WARNED ME OF THIS BEFORE MY MOVE-OUT. IF YOU ARE GOING THROUGH ANY HARDSHIPS, THEY DO NOT CARE AND WILL TAKE YOU TO COURT IF THEY HAVE NOT RECEIVED PAYMENT BY THE 12TH OF THE MONTH. IF YOU LOSE YOUR JOB, IF YOU HAVE A NEW JOB, IF YOU HAVE A LIFE-ALTERING EVENT... NOTHING WILL BE ENOUGH FOR THEM TO WORK WITH YOU (THIS OF COURSE IS SET IN STONE BUT THE FINAL PRICE GIVEN TO YOU UPON MOVEOUT IS A MOVING TARGET, AKA SCAM) WHY PUT YOURSELF IN THIS SITUATION? TRUST ME, TRUST THE OTHERS, STAY AWAY. FAR AWAY!! DO YOUR RESEARCH! Unless you are rich and have money to throw away... and then why would you want to live in such an old and crammed apartment anyway? Just avoid the headache, the court dates and fees, the financial burden and family struggles... find a nice community to live in where you can live in peace and not have to possibly end up homeless if anything in your life suddendly changes. Ask around and get references on a nice place to live. I now owe a total of almost 6K which they want up front AND the apartment is not rented so continue adding thousands to that until the end of this year. I just left the community a little under 3 months ago and am 6K in debt. Don't let those cute flowers at the entrance fool you one bit. They will not help you in any way. This company is staffed with robots on a mission. Don't live here. Don't work here. Don't bring your business to these thieves.

Wow. I'm going through it with Avalon aka Eaves.

I was guarantor on my sons apartment. We took pictures as we cleaned the apartment and afterwards. We washed walls, doors, windows and appliances and shampooed the carpet. The apartment was in better shape than it was for my son's move in.

We even cleanened the dirty decks. Avalon did not even clean the decks for my son's move in. The apartment was in move in condition. I called the inspector to see the apartment before handing over the keys.

He told me the place was going to be touch up painted, professionally cleaned and carpet shampooed no matter what because that's what they DO.

All of the charges would be deducted from my deposit! We were all shocked. I asked why would the redo everything we just did?!

Why did we bother cleaning the place. Total scam!!
