Rent increase

Have been here going on 2 years..came in at a time November that the rent was lower for my unit given time of year.

Got recent new lease renewal....they want to raise my rent 11% monthly to keep up with the going rate of the apartments in community.

Is there a legal amount they can raise up in state of nj a month?

They have several of my units for rent and many have moved..

Theyre saying to me that they cannot tell me if they can negotiate my increase until a later date..by that time, my lease will have been up and I will be forced to pay or move in one day.

Not very happy with the rent increases given the fact that they feel it's necessary to raise me up to fit their agenda

Worst place to live at Avalon Newton Highlands

This place is the worst place to live at. I met a wonderful neighbor who unfortunately is being treated terribly and unfair. During the renovations I visit her apartment which was totally different from mine. I was truly puzzled by her apartment and asked her the reason, she stated because it was an affordable and they were not qualified for the upgrade renovations. No one should be able to determine the difference.If you are not white which I am then Avalon you or your words do not matter. The maintenance department is truly horrible and definitely not reliable.Avalon is a nightmare to live at and something needs to be done. So many of my neighbors move due to the way they treat their tenants and happy there are other buildings in newton to explore.

Scam Alert

Be very careful when dealing with these people. They WILL steal your money.

Very cunning scam artists. Thieves dirty rotten thieves. Now I have to go to court to sue these pieces of trash for stealing from me. I wonder how many other times they have pulled the same scam successfully.

I wonder if anyone has ever challenged the legality of their scams. Maybe I will be the first and stop their little con game. Maybe I can’t stop it and just have to settle for being another sucker scammed by their underhanded tactics.

DON’T COMPLETE ANYTHING ON THEIR WEBSITE!!! IT’S ALL A SCAM TO STEAL YOUR MONEY!!

Wow I just sent them 6 months of bank statements my PayPal/ cashapp statements too. I was sort of alarmed at the amount of information they ask for but then strangely told me that a person with a voucher never gets rental approvals from Section 8.

So why continue to allow those people to apply. Thanks I’m contacting an attorney ASAP

Very Sad

After 6 years of residency at Avalon Garden City, I provided the required notice in accordance with my lease, moved out 2 days early, turned in all my keys, and paid $200 fee to have the apartment cleaned. My final bill arrived charging me an additional 1 day's rent ($327.64 Accelerated Rent) since my lease end date stated July 1,2018 versus June 30, 2018.

My overall experience was nothing great but this was insulting.

Freezing fire protection pipes, cracking walls and ceiling indicative of poor construction, unsafe walking areas due to non-functioning lighting did not impress me overall but their insulting/dismissive treatment of residents led me to write this review. The rental market on Long Island is tight but I would definitely look elsewhere if you do not want to feel bad every time you pay your rent for mediocre accommodations and insulting treatment of residents.

Unlegitimate bedbug charges

We lived in Avalon Morrison park SanJose for a Year they increased the rent by 1100$ for lease renewal so we decided to move out. They did the the primary inspection and they informed us that there might be a possible bed bug issue, at the time moving out we asked them to call us when they are doing final inspection so that we can be there physically to see what charges they are putting on us they never did that.

I came to know from my neighbor that they had bed bug issue at their place and Avalon charged them $4500 for treatment which includes precautionary treatment for the neighbors which we never received. But when we are moving they are charging $3525 for bed bug treatment. It’s their fault that they didn’t do the precautionary treatment in our unit and we didn’t see any bugs when we were living there.

When we called customer care and filed the dispute they didn’t give any explanation and closed the disputed saying that all the charges are legitimate. So, be careful when leasing with Avalon I would suggest not to rent with Avalon they just want to rip off your money.

My wife and I moved out of an Avalon Community after being there right at a year. They told us that rent was going up an astronomical amount so we decided to leave.

We couldn't find a new place fast enough and were told that to rent our same apartment for a month it would be $4500. Now that we are out they want to charge us upwards of $1300 for "damages". They legally have to repaint the walls and clean the carpets and the deposit should cover that right? Has anyone on here looked into class action lawsuits recently against them?

If not is anyone else wanting to look into it? I am interested to know what others are thinking and what actions have been taken.

I've never heard of any law that requires anyone to paint a wall or clean carpet if it isn't needed for one reason or another ... you are not responsible for what is called "normal wear and tear" so unless you caused actual excessive damage, you are not responsible for what may be deemed ordinary incidental maintenance. They can raise the rent and you can leave, but they can't stick you with a bill under regular circumstances - rather, you are entitled to receive refund of you security deposit unless you intentionally shorted the final month of rent as is commonly practiced.

I have been having the WORSE experience at AVALON NORTH apartments IN MELVILLE !!! Shame on them!! This company and their service is awful!! I have been throwing away spoiled food and emptying out my fridge every other day this past month because This company is refusing to replace the refrigerator at my apartment!! I have been asking them for about a month and a 1/2 now to replace my fridge because it’s not working properly. They have come to supposedly repair it a couple of times, but it’s still not working properly! It cost me about $200-$300 each week in Spoiled food! This company only knows how to collect rent... but when it comes to spending $$ to replace your broken appliance ....you might no longer be in the apartment by the time they approve to do it ... If they ever approve it.....! This is simply ridiculous! They know how to increase the rent each year.....but they’re not willing to replace a stupid refrigerator! Shame shame shame on them!! If my kids get sick because of this, I will sue them and hold them responsible!

BE CAREDUL POTENTIAL RENTERS! They charge you TO MAKE A DECISION regarding the apartment WHEN THEY TAKE OF THE MARKET.

I hold real estate license myself and I NEVER HEARD OFF SOMEONE to take the apartment of the market for 3 days and start charging me! I started signing the document on 7th. The apartment was off the market until 12th and I received a bill for 6 days?! Are you kidding me?

I understand when you keep my deposit and 100$ application fee but since when do you charge for keeping an apartment off the market WHILE GIVING THE POTENTIAL RENTER A DATE TO MAKE A DECISION! The Manager Michael toscano, told me - make a decision until 12. BUT he didn’t tell I have to pay 60$ a day...

So disappointed. I hate sleezy people like that.

Our rent is currently around 2400/month. They sent their lease renewal complete with an over $600 increase... I will be reporting this greed to local press and I will be lawyering up. NEVER RENT FROM AVALON.

Beware! Many petty fees IN ADDITION to overpriced rent...

This is in response to another consumer who had shared his/her experience when he/she was sued for late payment. I understand that there are consequences, but I also feel that this matter could've been handled better. I paid my rent with another checking account while out-of-state for a family emergency and the payment was kicked back (although the funds were available). Since I had to leave town abruptly, I didn't have my usual banking information with me. I was under the impression everything was fine, but came home to legal documents to inform me I was being sued. The bank later informed me that they suspected it was a fraudulent transaction and froze the account. It's also important to note that the documents were wedged in my door in such a way that someone had opened my door (without permission to enter) to secure the document. I immediately contacted the leasing office and they told me that I had to call the corporate office to make a payment. I was told that I would have to send a certified check overnight to "attempt to avoid additional legal fees". I sent them a $3,800 certified check, which included about $700 in "legal fees". Perhaps others will be like the anonymous commenter below and extend blame (which was not helpful, by the way). I am more than aware that I should've noticed the credit in my account, etc. I sure as heck pay attention now! However, the point of sharing my own similar experience is to note that there are benefits from renting from human beings (not corporate) who don't sue you for being two weeks late on rent. I didn't receive one phone call from Avalon. If this sort of thing were to happen with a human landlord, I don't think I would've been so easily accused of being a criminal. If you are considering Avalon Bay, please look elsewhere. They are all about getting people in and hiking up the rent to encourage their tenants to move out. Oh! By the way, they will also keep all of your deposit and charge you additional "fees" for painting (even though you didn't paint anything) and you don't have a *** choice cleaning services. Don't bother cleaning your apartment before you leave, you'll still get billed.

I have read a lot of reviews here that are similar to what I've heard at my Avalon community or what I've experienced in regards to mysterious charges/fees and no assistance from customer service. Has anyone filed a suit against them and had success? Anyone know if a class action suit would work in our cases? We could all come together and being these isssues to light because a lot of the experiences are similar. I am not sure where or how to proceed with a matter such as this.

Was actually looking to move and stumbled across these reviews and am shocked. Ihabe been here since 2012 LOVE all they do and i pay for what i get. Gym, "business center" (fax send receive etc) pkg drop off n when i call and ask if i haven't checked my email they will deliver if there change my.light bulbs here within hours of maintenance request... BY LAW can raise remt certain percentage. ANYONE can raise rent, speak your peace. Pool gym snow removal dry cleaning pick up... love it here sorry so many are unhappy

Absolutely the worst Apartment complex i have evet seen. Dangerous mismanaged nothing works. They lie about virtually everything right up to saying they have a salt water water pool however watch them everyday poor chlorine into it...thats the least of it. NOTHING WORKS AC DOWN FOR MONTHS FIRE ALARMS AT ALL HOURS GATES WONT OPEN. TENANTS NOT SCREENED DRUG DEALERS AND POLICE CONSTANTLY OVENS REFRIDGERATORS APPLIANCES DONT WORK. This doesnt even include the construction issues code violatuons...AND on top of it they use intimidation ....god forbid you have an issue one month and are late with rent they autimaticalky drag you to court where their lawyers jump all over you threaten you AND WONT TAKE THE RENT MONEY ...No they drag you to court force you to pay all expenses without any justification. I guarantee you these people are a tragedy waiting to happen....mark my words. Recently had suspecious death there...i mean this us bad
