Horrible Customer Service

Avalon Park Crest has the worst leasing office/specialists ever. No one works there really care about the customers.

They don't even treat you with basic manners and respect. One day I was asking for help from the leasing office and I was humiliated and bullied by an agent. She yelled at me and asked me to get out of the office. She didn't even dare to give me her name and the contact info of the manager.

Funny thing was that I finally found the contact info of her manager and filed a complaint, and then I just got no response. I also called the customer service of AvalonBay Community, and no one ever answered or returned my call. Now I understand where the attitude came from -- it's how they run the office. Once they got you as a resident, they no longer care about your rights, and no one gives a damn.

There are tons of apartments around with better customer service with a bit higher rent, but it's worth it. (Plus the maintenance team is really nice, which makes sense because it's a separate system from the management)

Terrible customer service

My car was broken in in the parking garage of Woodland Hills apartment and I got rental car and hanged my parking card on it . I parked next to my assigned parking for an hour.

The parking next to mine is vacant, its been vacant for over 6 months. My car got towed without even reaching out to me and leaving a note on my car,

Illegal harrassment

Today I filed an SCC whistleblower 81 page signed affidavit outlining the illegal activities known to Avalon bay, that include purchasing of illegal Google reviews. Fraud in the application and lease approval. Descriminstion california wide against south Asians by Hispanic property manages, crimes against tenants to coerce tenants to sign unfair lease agreements including breaking into apartments, illegally towing them, filing false civil harassment suits and filing unlawful unlawful detainer actions,

One scheme in particular involves intrinsic fraud from the procurement of fraudulent signatures of process servers supplied by RICO classified long time partners and legal services companies who for profit provide the false documents. Your california law firm partners with these firms and pays for fake documents as part of their illegal scheme of winning fake unlawful detainees through extrinsic fraud, filing proofs of service in courts without serving the tenants. Im most every case, and in specific cases of attorney on retainer for Avalon, 100% of cases in a three year period are won by default, through the use of this scheme.

For example Dana r wares, attorney for KTS, 100% of all cases in Santa Clara county over the past three years, were won as unopposed.

The significance of 100% win by unopposed, is that the percentage cannot be replicated anywhere in california history for any one year period, and wares ratio win is for three years.

This pattern was discovered among many more patterns of fraud, involving Avalon bay.

There is major insurance fraud, fraud in the court. Fraudulent use of civil harrassment secured by sunburned purjery gotten by KTS attorneys who turn Avalon bay employees into perjury in order to get civil harassment orders as partner lawsuits to unlawful detainees.

Avalon bay employees act out on the advise of attorneys to harass tenants through theft, vandalism, false reports made to police, child protective services, and they call in and have cars towed illegally.

These acts cause losses, and while the criminals go unprosecuted ,tenants are stuck with filing claims with their insurance company.

The requirement for carry insurance then becomes loss prevention for the scaling bay employee to acts in the advise of the law firm, who tells employees they will be held harmless, since the insurance pays the claims.

When the insurance agencies learn that the crimes that result in losses are committed by employees at the advise of Avalon attorneys. Lawsuits will follow.

There are six avenues of crimes which could be classified as RICO and those were outlined to the SCC.

Ive given all the information to this contact address numerous times. The fraud goes unchallenged because of collusion. Know this

I am actively fighting off my second round of eviction and fake harassment suits. One of your employees was fired, there are three left to go. You will fire them with out my ask, thats where the evidence will go, or you could handle your business legally. But there is no chance if that. So Im going forward with evidence that will probably get you fired too.

Between now and them, smug employees will falsely accuse me of an act and Ill be arrested. Those with leverage use it.

My leverage wins and your continued harassment only burns you deeper layer.

In the mean time your employees are giving the gate passcodes to thugs who get past the security of the gates and steal. Vandalize and harass.

KTS will not be your law firm in california soon. The PR fallout will force that issue, and youll have no choice

Covid has open the states case history files to citizens and documents are free to view and download.

That access and my research into your cases prove the fraud, and price corporate knows about it.

Thats why the California state BAR, DOJ, irs, insurance commission and the SCC and your *** little system of *** tenants in state court. Wont work.

My cases are in federal court and Im teaching all defendants who are targeted how to do the same.

Federal court will ultimately cost the corporations hundreds of millions.

Do, for not helping me and leaving me to get *** by your california law firm, Im going to *** you straight back and get anyone fired who broke the law.

And your fake Google reviews you purchase. Youre about to be double ***

Bait and switch with amenities

When touring the property as potential residents, we were shown the beautiful clubhouse, and told it was a great place to have game nights in the game room, get-togethers in the lounge, conduct business in the conference room, etc. this was in September of 2021, when Covid was in full swing.

The leasing office, by the way, was also occupying one of the large resident lounge areas, behind locked doors, because of Covid. That huge room is still off limits to residents, and another resident lounge is also closed because of Covid. When we moved in, we quickly found out that the clubhouse amenities are only open when the leasing office is open; thereby making it off limits during evening and most weekend hours.the gym and package room, however, are wide open behind doors that are never locked, and our package room is notorious as a place where anyone, including people who dont live here, can enter and exit freely.

If Covid is such a concern, why is the clubhouse off limits, but the gym, where people sweat and breathe heavily on machinery that is so close together, not a concern? When speaking with a rep at the company, there was no definitive answer, and we feel completely taken.

Complaint of noises

I went to the Ava Theater district staff many times over past 4 weeks about my neighbor making unacceptable noises. They just ignored.

I am loosing sleep over this. This neighbor working out with their gym in their unit banging weights make graining noises all afternoon well into 3 am or longer.

REFUSE TO RENT TO LOW INCOME PEOPLE

Hi I would like to know how can a person be placed on all three income guidelines for an affordable unit at the Avalon Bay communities? Im confused as to how I can be added to each one although I dont gross $100,000 a year so how can I be offered an apartment unit that well outside of my income so basically Im offered nothing but illusion.

Im getting an attorney and starting a petition to hopefully find others who have met the same fate. This is housing discrimination at its finest.

Im hoping to be able file a class action lawsuit so that those people who are told an affordable unit is available but that its never approved. Sounds like DISCRIMINATION TO KEEP CERTAIN PEOPLE OUT OF THIS NICE LUXURY PROPERTY.

Rude person running patch crew Satellite Bay

We were never notified about secondary treatment on community roads, we received only one notification. She was pounding on the window and scared my domestic partner Petronella Kraus at lot 17I showed her the Doorbell which she claimed she tried but no ring inside.

She came back 5 minutes later yelled to her loudly demanding she leave with her car or be blocked in.

She did not tell her where to park but said " I don't care if you park 10 miles away"

Nor did she instruct her where to park or how to get out. She did have to run errands.

Why can't you hire people who treat park residents with courtesy and politeness?

Delinquent Work Requests

Submitted work request on 6/28 for broken dryer, its 7/14 and the maintenance tech missed another appointment. Have contacted the maintenance manager to no avail and the front office is absolutely no help as they push you to the maintenance department.

I pay well over $2k a month at Tysons Corner and do not receive the quality I expected. You may want to look elsewhere because the six months i have lived here has been one big work request.

Im certainly not happy living here, my floor is extremely noisy, complete disregard for other tenants, the trash room is always full of garbage bags that should just go down the shoot. Why are there cars always waiting outside the garage doors ready to enter, Ive also seen the doors left open by the garage/ elevator entrance.

This is unacceptable and not safe for all.

I will certainly not be renewing my lease once it is up as I am cannot bring my fiancé to use the pool or amenities because tenants cannot obey the rules. Unacceptable

No one has helped. They lie, ignore and place blame.

Ashley, the sales manager is the worst customer service.

Waiting on the police. Then going to find a lawyer

Do NOT move here. The management team, mainly the "sales manager named Ashley" are horrible.

I have had no stop issues here, the first month I was here, during work from home order, the entire building wasn't wired for internet. I was obviously upset, but instead of being apologetic, Ashley LIED to my face and insisted it was only my unit. I have (and sent it to her) it in writing from corporate level at spectrum, it was an oversight for the entire building! She's still insists it was only my unit, and acted brand new when I told her that even Avalon bay corporation has accepted responsibility.
Now I have an insane man living in the apartment above me.

For weeks (when I wasn't in the state) he had been complaining of noise, one day it just so happened, he called the security officer, they came down and heard I had music playing from my door. He SLAMMED on my door (even after the music was off) and rapid fire rang my bell for 15mins. I was too terrified to answer. He went upstairs and told this resident I was what he's hearing.

I have now verified it wasn't me. Allowing them access to my apartment when he complains of noise, and I was out of state.
Since then, this man has been in my hallways listening at my door, taped a CRAZY note to my door, pounds on my ceiling at all hours. All bc the security officer told a person that I was the source of his anger!!!

The management here don't respond to my emails or calls. Ashley, continues to lie to my face and act like this is some neutral issue.
AVOID living here, it's a shame bc the unit is pretty but the management is not only bad, lazy and inappropriate....this is actually RECKLESS

I have sent a rent check through Avalon Access Automatic Billing. However this property has been taken over by Fairfield .

They are asking for the rent check which was already sent to Avalon Bay.

Kindly let me know what I am to do regarding the payment due to Fairfield TODAY!!! I have already paid it to Avalon Bay.

Illegal charges

Ava Burbank failed to handle a tenant with 9 plus complaints on him. I felt so uncomfortable in my own place of living due to this man walking around aggressively, staring people down, saying Inappropriate things, causing big loud fights etc.

I asked about switching locations and paying what THEY call a transfer fee (found out later its quite illegal to charge that) then they took my deposit after I had moved not telling me I was going to be paying concession renewal fee (as if I broke my lease) and on paper theyre calling this transfer fee a termination of lease fee as if I broke my lease. If I broke my lease why am I paying a transfer fee?!! I got my concession renewal fee back (taking two months!!) but they refuse to give me this illegal transfer fee. I am now going to be filing a lawsuit against these corrupt gypsies robbing their tenants when Ive been consistently paying my rent throughout this pandemic and am an amazing responsible tenant!

Literally the WORST complex Ive been with! Bunch of kids running things and no one to hold them accountable!

Even the Burbank manager hides in her office pretending to be on phone all day every day! I will NOT be renewing my lease and will never live here ever again!!

Horrible communication/ wrongful fee

I already wrote a novel about this place but because someone got a hold of me I figured okay Ill take my review down. I shouldnt have.

Im not one of those Yelp reviewers or people that constantly make reviews But honestly this is the only way you can get a hold of anyone! The communication is THE WORST!! On top of everything I dealt with in this place we were charged a cleaning fee when they specifically say have it move in ready, and we did !! We were also charged a damage fee when the apartment was FULLY CLEANED and no damages whatsoever!

We had a whole crew of cleaning people come. We took pictures and everything! Furthermore, we have tried getting a hold of someone to have the fees removed and all we get is an automated email message every time. We are trying to get a hold of Corperate and No one has reached out!

Side note My car was vandalized on top of it, and they did nothing even though we had a police report!

it was approved for footage to be released but they said they claimed they couldnt see anything. We had a suspect as well and for how much my car needed to be fixed was at least two months rent worth!

due to everything my boyfriend and I dealt with living there and the charges for my car its ridiculous they are trying to charge me a cleaning fee when it was spectacular! or contacted us!
