False testimony
Collusion with contracted employees to give false testimony against residents who report their illegal activities as cited below:
1. Illegal demands of residents to move out, for 3 days, while they renovate without reimbursing them for the time they could not fully enjoy their units.
2.
Demanding elderly residents pack up almost their entire homes without reimbursing them for the labor and time to pack a home.
3.
Inadequate insulation, especially noticeable after removal of the carpeting, and replacement of it with fake wood such that sound easily penetrated the apartment below. (even the pitter-patter of cat feet could be heard.
4.You may need to contact cit officials, and hope they have not received donations from Avalon if you want them to truly help you

Verified ReviewerAn unfair charge after move out
I have heard nothing from Avalon so far.
Hello. I am a previous resident at Avalon Bedford center and moved out recently on December 16th last year.
I have received the mail from Avalon regarding the deposit($500) I had yesterday.
They charged me an unfair amount of
$129.48 for accelerated rent and $185 for cleaning sweeping program which I have never signed up for that on the legal
document. I paid the rent all for December 1st to 16th. But the cost was made because I returned the keys back a few days
early which is December 13th.
I did return the keys early because the lady has kept asking when I can drop off the key. That's why I gave them early.
There
is no reason I have to paid additional cost. And the lady asked me to fill out the moving out paper that has cleaning
sweeping program which is the big title name.
The cost was $185, but I did not sign up for that. She said they charged me anyway because they have to clean in new
condition for the next resident. This is ridiculous that they charged me without my permission, and it is a legal written
document.
All apartments I have lived didn't charge me for cleaning.
That is what apartment have to do after moving out.
I am very disappointed by this problem.
I really enjoyed living at Avalon which is a famous luxury community, but now I am experiencing a bad memory after all
moving out. I will provide if you need more detailed information such as emails.

Verified ReviewerApartment rejection...
To Whom It May Concern:
I am a proud United States honorably served disabled Veteran...I applied for an apartment at your Phillips Ranch facility and was caught in a maze of incompetence, I was greeted by a Vanessa Bonito who was perfectly friendly and reassuring, but unfortunately she wasn't particularly knowledgeable of the protocol of enlisting a person with a military voucher and her manager was out sick, so she was supposed to call me back after discovering how to proceed, well, I never heard back from her and tried several times calling and by email to find out if she obtained the required information, but to no avail...I subsequently Googled your company trying to get in touch with someone in authority and I finally got ahold of a Fernan (Not sure of the spelling) a Supervisor and he knew the voucher protocol and informed me of such, so I asked about credit and if that was the determining factor, because with the death of my wife I had fallen into financial circumstances, but only have a few items left to pay off, anyway, so he said no it wasn't the only criterion, and I went on and told him that I've lived at my current complex for 4yrs and never missed a payment or was legitimately late and we were in concert that, that was instrumental in obtaining the apartment, so with confidence I paid the $45 for the application fee and was reticent when I saw the application, because there was no place to express that I was a flawless rent payer and more importantly nowhere to show that I was a military voucher applicant...So the application asks about yearly income which if calculated against the your rent it would show that I couldn't afford the place, but with the military contribution it wouldn't be a problem, because under their voucher program I am not allowed to pay more than 40% of my income which is Social Security disability...
I think I should of been made aware that credit would be the deciding factor, which the rejection letter indicates, because with my poor credit the military would of paid any additional deposit need for such a FICO score...If there is anything you can do, because after numerous searches I liked your place the best...

Maintenance
It's not maintenance specifically but the fact that you are down to 1 person. How long do you think that John is going to last by himself?
I'm not sure why the couple times that you hired someone they only lasted 1-2 weeks. Maybe just maybe you should consider raising the starting pay.

Verified ReviewerConstruction worker saw me naked
I am writing because I am considering looking into leagal action and one of your employees, Wendy from avalon columbia pike agrees. Her exact words were I agree you should sue them.
Your company prematurely sent out an email informing residents that the construction on my unit was done and that we could go back to using our windows/balcony like normal. Well it was to my surprise the next morning when I walked out of my bathroom to my bedroom naked when a man's face is staring at me from the window. Mind you I live on the 6th floor and the blinds were only open 5 inches max. When I called to ask what the *** was going on, I got a simple I'm sorry the email was sent out early, that's it a sorry.
I don't care who sent the email out but that is completely unacceptable.
I was completely violated due to your company's negligence. If I don't hear from someone from the actual corporate office on this matter then I will be contacting an attorney.

Chad Jeffries, Brooklyn Sales Manager is absolutely unprofessional and have no respect to the customers.
I believe, that the Chad Jeffries job is to help customers and residents to get the apartment, relocate, move-out, exchange the apartments and so on. Non of that he seems interested in. He barely answers and uses slipped my mind words in the email, when he totally forgot about the requests I made as for relocation and exchanging one apartment to the other, cos I was not able to pay for the 2-bedroom apartment any longer.
Preferred solution: Let the company propose a solution
User's recommendation: Avoid working with Chad Jeffries
Very bad Assessment of Moveout
I moved out of the apartment, there was a bolt that came off and I had put maintenance request to fix it. They still come back and take wrong picture of the Freeze and still charge my account for things that were maintained and left in proper condition.
